Priority One Commercial

Commercial Real Estate, Las Vegas / Las Vegas Valley

Listed Researched from public sources.

Family-owned since 1993: commercial sales, leasing and property management for office, industrial, retail and medical owners across Southern Nevada.

Priority One Commercial began in 1993 in a trailer. Cyndi Inman and her business partner, Julie Collins, started the firm around the idea in its name, make the client Priority One, and built it one client and one property at a time. More than three decades later it is still family-owned and still works the same Southern Nevada market, now from an office on West Sahara Avenue.

Brokers and managers in the same office

The company does two jobs: commercial brokerage and commercial property management. It represents owners selling, buyers acquiring, landlords leasing space and businesses hunting for a new location, mostly in industrial, office, retail and medical property, plus land, across Las Vegas, North Las Vegas and Henderson. The firm says the two halves talk to each other, so what the managers learn running buildings shapes how the brokers price, market and negotiate them. Through the valley's growth years, much of its work was with local developers, carrying new projects from ground-up construction through lease-up.

On the management side

  • Monthly rent billing, collection and financial reporting
  • Annual operating and capital-improvement budgets, plus CAM reconciliations
  • Regular inspections, maintenance coordination and vendor oversight
  • Lease renewals, tenant relations and after-hours emergency response

Tenants and owners use an online portal to pay rent or dues, send in work orders and read statements.

Who you will talk to

Inman has worked in commercial real estate since she earned her Nevada license in 1989 and holds the Certified Property Manager (CPM) designation. Brandon McCool, the corporate broker and president, started his career at Priority One in 2001, later joined office teams at Grubb & Ellis and at Avison Young in Las Vegas, then came back. A controller, an estimator, a property condition specialist and accounting staff round out the small team, along with Luka, the office greeter, whose bio lists hiking, running and pup cups.

Owners thinking about selling can ask for a free Broker Opinion of Value, a written value range built from comparable sales, current rents and competing listings, with no obligation to list. The firm notes plainly that it is not an appraisal.
