Jim Smith has been appraising properties in Clark County since 1991 — and unlike most members of the 702 Alliance, he did not move to Las Vegas from somewhere else. Jim is a lifelong Las Vegas resident who has watched the valley grow from the ground up since the 1960s. Jim is now retired from active appraisal work but remains with Las Vegas Appraisal Co. as a consultant. His three decades of local knowledge and court-certified expertise continue to inform the firm’s approach to complex assignments.
Dan Byrne is the sole owner of Las Vegas Appraisal Co. Dan came into real estate from a different angle. In 2008, while the Las Vegas housing market was in free fall, Dan was running Summit Field Inspections — performing property inspections and preservation services on lender-owned homes across Clark County. He saw the wreckage of the crash at ground level: foreclosed properties, abandoned subdivisions, the math that did not add up. That experience led Dan to the appraisal profession. He completed over 500 hours of core curriculum education and 2,500 hours of supervised work experience before earning his Certified Residential Appraiser license. Dan joined Las Vegas Appraisal Co. and brought a heavy emphasis on data analytics, statistical adjustment support, and technology to a profession that often still runs on instinct alone.
Las Vegas Appraisal Co. operates out of 2421 Tech Center Court, Suite 100, in the northwest part of the valley near the 95 and Tenaya. Sarah Marasigan manages operations and has been with the company for nine years.

Dan Byrne is an FHA-approved appraiser and appears on most major conventional lenders’ approved lists.
Dan’s focus spans single-family residential, custom homes on acreage, equestrian estates, high-end properties, and vacant land. Every report goes through a six-point quality control system before delivery. Dan served as the 2016 President of the Coalition of Appraisers in Nevada and is an active member of the National Association of Appraisers. Jim Smith’s legacy with the firm includes specialization in complex assignments — high-rise condominiums, retrospective date-of-death valuations, and forensic appraisal review — and his testimony as a court-certified expert witness in dozens of hearings. Jim has been a member of the Greater Las Vegas Association of Realtors since 1995 and currently sits on the board of the Coalition of Appraisers in Nevada.
