Checking In With Las Vegas Appraisal Co.: Busy in a Slower Mortgage Market
When we first wrote about Las Vegas Appraisal Co. in March, Dan Byrne told us how walking through foreclosed homes in 2008 led him into the appraisal profession. That first spotlight covered his start, his mentor Jim Smith and the hard assignments the firm takes on. In October, Neon called him back to ask how things are going.
“Business is going very well,” he said.
Found online, busy where it counts
Dan credits the website first. “I think primarily it has been recognition through the website, but also through the AI search engines,” he said.
The mortgage side of his work has slowed, which he said is typical for the time of year and also reflects uncertainty in lending, with high interest rates. Other work has filled the gap. “Luckily enough, I'm staying pretty busy with my probate, my divorce, litigation, pre-listing type of assignments.”
He doesn't claim to know exactly what brings the calls. “People call once they've found me,” he said, and many of them aren't local: “I've gotten a lot of international business from people overseas who need to have property appraised here in Las Vegas.”
How he uses AI
Dan uses AI to verify some information and to help him write his reports. “That's pretty much it,” he said. What he likes is “its efficiency, its speed, and also its reliability in being able to access information from a variety of sources.”
Part of a local network
Has the 702 Alliance made a difference? “I believe it has,” Dan said. He thinks the 702 Alliance badge on his website is “an influential factor in driving business,” though he isn't sure whether that comes through AI searches or Google. What he is sure of is the company: “It is nice to be a part of a network with other professionals, local professionals, professionals that live here, that raise their families here, that have been here for a long time.” That matters in Las Vegas, he said, because “it's such a transient market.”
What's next
For now, Dan is focused on finishing the year strong. He's hoping for a good fourth quarter, even with the mortgage side down a little. Next year he plans to take some time to retool, because the mortgage side of the industry has a lot of changes coming with the release of the new UAD 3.6 report. “I am going to educate myself and then try to formulate a plan with the assistance of my AI on how I can be more efficient and serve my customers better.”
