Lynn Donohue came to home inspection from real estate, according to the company's About page. She and her family made Las Vegas their home, and she co-founded Spectrum Inspection Group in 1998; she has been its sole owner since 2014. The company describes itself as a woman- and family-owned business, and says the Performance Standards Review it offers on new homes grew out of her own experience buying one.

## What an inspection covers

Spectrum's Advanced Scope Inspection is the standard offering. According to its website:

- thermal imaging is used on every inspection, at no extra charge
- a drone checks roofs that cannot safely be walked, which happens on some valley homes
- every finding in the report comes with at least one photo
- the inspector will restore water service, de-winterize the home and make sure the water heater, furnace and fireplace work
- the crew allows about one hour for every 1,000 square feet

The FAQ is plain about limits: inspectors do not move furniture or stored items, skip openings smaller than 18 by 24 inches, and do not use ladders taller than 12 feet. Reports go up the same day through HomeGauge, and the company translates them for free.

## Beyond the standard inspection

The services page also lists pre-listing inspections for sellers, mold inspections (with samples sent to independent labs when needed), sewer camera inspections and Repair Pricer cost estimates. For new construction, the Performance Standards Review measures a never-lived-in home against builder licensing standards before closing. A related warranty inspection comes near the end of the builder's one-year warranty. The office line is answered 24 hours a day, and weekend appointments are available.
