Jed Simper, who owns RedBeard Inspections, LLC and does the inspections himself, says he does not: a standard-size house typically gets about three hours, and large custom homes get much longer. The Henderson company has inspected homes across Clark County since 2014 under Nevada inspector license IOS.0002162-RES. ## How an inspection runs Jed works to the State of Nevada Standards of Practice and Conduct and sends a copy when an inspection is booked. He writes the report on site as he goes, using digital, thermal and video cameras, and reviews each finding more than once before it is final. The report and summary arrive by email as a PDF and an online link, generally within 48 hours; the page for agents promises 36. Big custom homes, multi-unit buildings and commercial properties can take longer. Photos, video and reports stay on file for a year. Edited video of hard-to-see areas, such as two-story roofs, can be shared by private link on request, and the site says past clients have used that archive to settle warranty and insurance questions after closing. ## What is covered Reports run up to 15 categories, depending on the property: - grounds, exterior and foundation, plus any crawl space or basement - roof, attic and roof structure, garage or carport - electrical, plumbing and fuel systems, water heater, heating and cooling - fireplace, chimneys and flues - kitchen, bathrooms, laundry, interior, doors and windows Pool, spa and irrigation inspections cost extra. Condo and townhouse inspections cover the unit and note any HOA common-area problems spotted along the way; duplexes and other multi-unit buildings get each unit plus the shared systems. ### For sellers and new owners Pre-listing inspections let sellers fix problems, attach invoices or set a realistic price before a buyer's inspector finds the issues. RedBeard also inspects for people who have inherited a house through probate and want an outside look at its condition.
