Craig Saint Vincent has 20 years of superintendent and building-maintenance experience in Las Vegas valley construction, according to his website. The work it lists: grading and paving, underground utilities, commercial tenant improvements, new residential construction and high-end remodels. Now he runs 702 Certified Inspections from Henderson and inspects homes across the valley, in Boulder City and in Pahrump.

## Walking the house with him

Buyers are welcome to come along during the inspection and ask questions. "I will walk through your home with you and teach you as much as you want to learn," the site says in the first person. Afterward he explains the general condition of the home and its systems, talks through any major issue that should not wait, and names items to keep an eye on for deferred maintenance. Customers with questions after the report arrives are encouraged to call.

## Tools and the report

On buildings of two stories or more he flies a drone that records 4K video, and the site says he is Part 107 licensed to do it. His profile in the Spectora inspector directory says he includes thermal imaging with every inspection. The report arrives as HTML and/or PDF, with photographs, within 24 hours, and it points out who to call about each issue. Agents get a repair-request generator that gives them language to paste into a request for repairs or concessions.
